What a Free Roof Estimate Should Include

A roof estimate should explain the inspected condition, exact installation scope, materials, exclusions, payment terms and warranties. A single total is not enough to compare proposals.
Inspection findings and measurements
Ask what parts of the roof were inspected, how its area was measured, and whether the attic or decking was accessible. Photos help explain damaged shingles, flashing failures and ventilation concerns. An estimate based only on photos is preliminary: concealed damage and final dimensions still need an on-site assessment.
The complete roof system
A replacement proposal should specify tear-off, disposal, decking allowances, underlayment, applicable ice-barrier details, edge metal, flashing, shingles and ventilation work. Name the exact shingle product and color rather than accepting ‘architectural shingles’ as the full specification.
Discuss how landscaping, siding and outdoor belongings will be protected. Confirm cleanup and magnetic nail collection, and ask who will be your point of contact while work is underway.
Price changes, schedule and warranties
Request unit pricing or a clear method for unexpected decking repairs and other concealed conditions. Changes should be documented and approved, not left as open-ended assumptions. Weather and material availability can affect timing; distinguish an estimated schedule from a contractual commitment.
Read the product warranty and the contractor's workmanship warranty separately. Enhanced manufacturer coverage may require particular components, installation qualifications and registration. Do not infer coverage from a shingle name alone.
