Roof Replacement Cost: What Affects Your Estimate
By Realistic Exterior · Updated
Roof replacement pricing depends on roof area, material, removal, access and the work underneath—not just the home's floor area. Compare detailed proposals for the same roof system.
Roof area and floor area are not interchangeable
A pitched roof's surface area differs from the home's floor area. Overhangs, pitch, additions, dormers and intersecting rooflines affect measurements and material needs. Ask how each contractor measured the roof so you can compare estimates fairly.
Roofing quantities are often discussed in squares; one roofing square equals 100 square feet. That unit does not by itself tell you which materials, repairs or installation details are included in the quoted total.
What changes the scope
Architectural shingles, designer shingles, standing-seam metal and cedar shake are different systems with different material and installation requirements. The proposal should specify the chosen product and accessories. Low-slope sections may require a separate compatible system.
Other variables include old roof removal, disposal, damaged decking, flashing, ventilation improvements, access and protection of the property. Ask which costs are included and how concealed repairs will be priced if discovered after tear-off.
Use preliminary estimates appropriately
A photo-based estimate can help start a budget conversation, but it cannot confirm every measurement or concealed condition. Treat it as preliminary until an on-site assessment and written scope are complete.
A lower total is not necessarily a better value if it excludes work another contractor includes. Compare removal, named materials, flashing, decking allowances, cleanup and warranty documents line by line. Request clarification instead of assuming two proposals describe identical work.
- Compare measured roof area.
- Match the material and complete scope.
- Check concealed-repair allowances.
- Confirm final price and payment terms in writing.
