Residential Roof Replacement Guide

By Realistic Exterior · Updated

Roof replacement involves more than new shingles. Plan the inspection, removal, decking repairs, water protection, flashing, ventilation and final cleanup as one coordinated project.

Before installation day

Collect inspection findings and compare proposals with the same scope. Confirm the selected material is appropriate for the roof's slope and construction. Low-slope sections may need a different roofing system from the main pitched roof.

Ask the local building department whether a permit is required and agree in writing who handles it. Tell the contractor about attic access, pets, parking and delicate landscaping. Move vehicles and outdoor items out of the work area.

What happens after tear-off

Removing the old roof reveals conditions that may not have been visible during the estimate. Damaged or unsuitable decking should be documented and repaired under the agreed change-order process. New roofing should not conceal known problems beneath it.

The installation should follow the selected manufacturer's instructions and applicable local requirements. Pay particular attention to flashing at chimneys and walls, roof penetrations, underlayment, edge details and the connection between attic intake and exhaust ventilation.

After the crew finishes

Arrange a final review with photos where practical. Confirm debris removal, cleanup and any remaining items. Save your contract, product information, invoices and warranty registration records in one place.

Continue inspecting from the ground and address fallen branches, blocked gutters or signs of water entry promptly. A new roof still benefits from maintenance, and future storm damage is not automatically a workmanship issue.

  • Agree on protection and access.
  • Document concealed repairs.
  • Review installation and cleanup.
  • Keep product and warranty paperwork.
