Does Homeowners Insurance Cover Roofing?
By Realistic Exterior · Updated
Coverage depends on your policy, the cause of damage, exclusions, deductibles and the insurer's assessment. A storm-damaged roof is not automatically covered, and ordinary wear is not the same as a covered loss.
Read the policy before assuming coverage
Ask your insurer or agent about covered causes of loss, roof-specific exclusions, deductibles and whether settlement uses replacement cost or actual cash value. Policies differ, including how they treat roof age and depreciation. A contractor cannot approve an insurance claim.
Do not assume an entire roof must be replaced because one area is damaged. The insurer's decision depends on the policy and evidence. Questions about matching, repair scope and payment should be directed to the insurer and, when appropriate, a licensed insurance professional.
Document damage and protect the property safely
Take photos from safe locations and note the storm date and when damage was discovered. Retain inspection reports and receipts for reasonable temporary protective work. Ask your insurer about reporting deadlines and what documentation it needs.
Do not climb onto a storm-damaged roof. For active leaks, arrange safe protective measures and clarify whether they are temporary. Avoid discarding relevant evidence before the insurer has advised you how to document it.
Keep the roofing agreement separate from claim assumptions
Request a written scope and understand what you owe if the insurer pays less than expected. Be cautious about anyone promising guaranteed approval or suggesting that facts be exaggerated. Damage photographs and installation proposals should describe observed conditions honestly.
